UK's most expensive cities for delaying a home purchase, revealed

Finance housebuyers4u

A new housebuyers4u study ranks UK cities by the financial cost of waiting a year to buy a home, with Oxford topping the list at £33,607 and Slough the cheapest at £3,829.

The UK cities where delaying a home purchase costs renters the most, study reveals

  • Oxford is the UK's most rent-draining city, where waiting an extra year to buy costs potential homeowners £33,607.
  • Bristol, Watford, Stockport, and Southend-on-Sea complete the top five cities where renting while saving comes with the largest financial penalty.
  • Slough is the least costly city to delay buying a house, with falling house prices reducing the annual cost of waiting to just £3,829.

A new study has revealed the UK cities where would-be buyers would pay the highest price for spending another year renting.

Property experts at housebuyers4u analysed average rents and local house price growth across 75 major UK cities to calculate the true "cost of waiting" for future homebuyers. The calculation combines a year's worth of rent payments with any increase in the average house price over the same period, revealing how much an aspiring buyer can lose through rent payments and rising house prices in just twelve months.

Oxford ranks as the UK's most rent-draining city, with a total cost of waiting of £33,607. Residents pay an average of £23,496 in annual rent, while local house prices increased by £10,111 over the past year. With the average property valued at £473,467, a would-be buyer delaying their purchase by twelve months effectively faces an additional five-figure hurdle.

Bristol follows in second, where one extra year of renting costs buyers £30,368. Average annual rent stands at £22,596, while house prices rose by £7,772 over the past year, adding thousands of pounds to the amount buyers need for the same property.

Buyers in Watford face a yearly £30,294 penalty for delaying a purchase, placing it third. Residents spend £21,768 annually on rent, while average house prices climbed £8,526, creating one of the country's most expensive environments for those trying to save towards ownership.

In fourth place, Stockport records a cost of waiting of £29,488. Although rents are considerably lower than many southern cities at £13,200 annually, strong house price growth of £16,288 means prospective buyers face one of the steepest annual increases in property costs anywhere in the UK.

Southend-on-Sea completes the top five, with a total wait cost of £28,717. Renters pay £15,444 per year, while local house prices increased by £13,273, creating a substantial financial consequence for delaying a purchase.

Top 10 UK cities with the highest cost of waiting to buy

| Rank | City | Annual Rent (£) | Annual House Price Increase (£) | Average House Price (£) | Cost of Waiting One Year (£) | |---|---|---|---|---|---| | 1 | Oxford | £23,496 | £10,111 | £473,467 | £33,607 | | 2 | Bristol | £22,596 | £7,772 | £354,924 | £30,368 | | 3 | Watford | £21,768 | £8,526 | £395,360 | £30,294 | | 4 | Stockport | £13,200 | £16,288 | £318,163 | £29,488 | | 5 | Southend-on-Sea | £15,444 | £13,273 | £328,939 | £28,717 | | 6 | Derry | £10,524 | £17,090 | £185,356 | £27,614 | | 7 | Preston | £9,384 | £18,030 | £186,418 | £27,414 | | 8 | Wolverhampton | £11,208 | £15,938 | £216,339 | £27,146 | | 9 | Norwich | £13,824 | £13,117 | £237,629 | £26,941 | | 10 | Cheltenham | £14,988 | £11,698 | £329,183 | £26,686 |

Derry places sixth in the ranking, with would-be buyers facing a £27,614 cost for waiting another year before purchasing a home. While rent remains relatively affordable at £10,524 per year, rapid house price growth of £17,090 makes delaying a purchase particularly costly.

In seventh place, Preston has a cost of waiting of £27,414. Average property prices rose by £18,030 in just twelve months, the highest increase among the top ten, alongside annual rent costs of £9,384.

Wolverhampton takes eighth place, where renters face a yearly waiting cost of £27,146. This is driven by strong house price growth of £15,938, combined with annual rents of £11,208.

In ninth place is Norwich, with homebuyers facing a total wait cost of £26,941. Average annual rent is £13,824, while local property values rose by £13,117 year-on-year.

Cheltenham rounds out the top ten, recording a total annual waiting cost of £26,686, comprising £14,988 in rent and £11,698 in house price growth.

At the opposite end of the rankings, Slough is currently Britain's least rent-draining city. Despite annual rents of £18,900, falling house prices reduced the overall cost of waiting to just £3,829, as property values declined by £15,071 over the year. Basingstoke (£4,987) and Aberdeen (£5,666) also rank among the least costly locations, as falling house prices offset rental costs.

London is a great example of how volatile the market can be. Despite having the UK's highest annual rent bill of £27,528, average house prices fell by £20,693 over the year. That reduced the cost of waiting to buy to just £6,835, making the capital the fourth-least costly city for would-be homeowners to delay a purchase.

Top 10 UK cities with the lowest cost of waiting to buy

Paul Gibbens, Property Expert at housebuyers4u, commented on the findings:

"It isn't always the cities with the highest rent prices that are costing aspiring homeowners the most. Cities such as Stockport and Preston rank among the UK's most expensive places to delay buying, despite annual rents being less than half those in London or Oxford. What forces them up in the rankings is the rapid house price growth, which quietly adds thousands of pounds to the cost of purchasing a future home.

"Several southern markets, including London, Reading and Slough, show just how quickly these rankings can change when house prices fall. However, buyers shouldn't assume that delaying a purchase is risk-free. If house price growth returns to longer-term averages, much of today's apparent saving could disappear surprisingly quickly.

"It's curious to see that of the bottom 10 cities, nine recorded house price falls over the last 12 months, which highlights how falling property values can dramatically reduce the cost of waiting despite the often high rental costs."

Methodology

The analysis calculated the annual "cost of waiting" faced by prospective homebuyers across 75 major UK cities.

The cost of waiting combines:

  • Average annual rent (monthly rent x12)
  • Change in the average local house price over the latest 12-month period

The formula used was:

Cost of Waiting = Annual Rent + Annual House Price Increase

Where house prices fell, the decrease was included as a negative figure, reducing the overall cost of waiting.
